Mitsui Fudosan Accommodations Fund guides payouts up while net income falls

The residential J-REIT forecasts payouts of ¥2,453 and ¥2,479 per unit over its next two periods while guiding net income lower on rising interest costs, with a reserve drawdown supporting the distributions.

Mitsui Fudosan Accommodations Fund Inc. (TSE: 3226) has a simple pitch for unitholders: rents keep rising, so payouts can too. Its own forecasts are more complicated. The residential J-REIT guides net income down in both of the next two six-month periods, yet projects a higher distribution per unit in each, and says the gap is met partly from retained earnings.

What the six months to August 2026 delivered

For the period from March to August 2026, operating revenue rose 6.3% to ¥14.59bn, operating profit rose 9.2% to ¥7.52bn and net income rose 7.6% to ¥6.84bn, according to the REIT's earnings release. The distribution was ¥2,445 per unit, against ¥2,405 the previous period. In its results presentation the manager said the figure beat its April forecast of ¥2,397 by ¥48.

The REIT sold two assets in April, Park Axis Tsukishima and Dormy Nishi-Ogikubo, for a combined ¥2.8bn, booking disposal gains of ¥888mn, of which ¥681mn was retained in a compression reserve. The presentation puts the distribution excluding disposal gains at ¥2,406.

Rents are still rising

On the leasing side, rents on new tenancies were 15.2% higher than those they replaced, just under the prior period's record 15.6%. Renewal rents rose 2.9%, against 1.9% a period earlier, which the presentation describes as a record for renewals. The manager said renewals signed from May to August, after it tightened its renewal policy, averaged a 3.5% increase. Average month-end occupancy was 97.2%, 0.3 percentage points below the 97.5% the REIT had assumed in April.

The manager also estimates that target rents for the portfolio were 13.6% above in-place rents at 30 June 2026. That is its own internal pricing, a different measure from the rent change on turnover.

Why forecast profit falls anyway

The REIT forecasts operating revenue of ¥13.93bn for the six months to February 2027, down 4.6%, and net income of ¥6.0bn, down 12.2%. For the following six months to August 2027 it guides revenue up 2.5% to ¥14.27bn and net income down 1.0% to ¥5.94bn.

The presentation's forecast bridge shows two drags in the first period. The ¥888mn disposal gain does not recur, and interest and similar costs rise by ¥178mn, with a further ¥201mn increase in the period after. The release forecasts interest expense at ¥903mn and ¥1,104mn for the two periods, assuming interest-bearing debt of ¥176.7bn at both period ends. The presentation assumes three Bank of Japan rate rises by the end of August 2027, taking the policy rate to 2.0%.

The REIT's weighted average borrowing rate ended August 2026 at 0.87%, up from 0.72% six months earlier, and the share of long-term fixed-rate debt fell to 81.1% from 87.8%. The release says the REIT leaned on floating-rate borrowing during the period because of the pace of rate increases.

How payouts rise anyway

The release assumes drawdowns of ¥173mn and ¥302mn from the compression reserve in the two forecast periods, and sets distributions of ¥2,453 and ¥2,479 per unit against forecast net income per unit of ¥2,384 and ¥2,359.

The presentation says the forecast distribution growth of 3% a year assumes the reserve drawdown. It adds that the manager aims for further growth from internal upside, unannounced acquisitions and additional property sales. The release says the forecasts are not a guarantee of distributions. They also assume no acquisitions or disposals beyond the 145 properties held as of the release date, and average occupancy of 97.1% in both periods.
